HOW MUCH DOES IT COST TO HIRE A TENANT REP?


Tenant reps are typically paid by the landlord, so there is no out-of-pocket fee for the tenant. These fees are already accounted for along with tenant improvement allowances in the landlord’s leasing budget. The market fee for a tenant rep varies between 3% to 4% of the total base rent for the initial term of your lease and will only get paid once your lease is signed.

THE DIRECT DEAL MYTH

Occasionally the landlord broker may negotiate their lease directly with the tenant without a tenant rep. Some tenants think this might be a good idea because it could allow them to receive a better rate from the landlord since they don’t have to pay a tenant rep fee. But in reality, a landlord is typically contractually bound to pay their landlord broker a higher fee if there is no tenant rep broker. Thus, the savings a tenant thinks they might be getting by not using a tenant rep is actually going to the landlord rep. 

Additionally, without the leverage a tenant rep broker helps you bring to negotiations, you are likely to end up with less favorable deal terms if you deal directly with the landlords broker.
